Terms of Use

Last updated: 10 October 2026

These terms cover your use of setwl.com.ng. Using the site means you accept them.

What Setwl is

Setwl is a crowdsourced record of residents' opinions about areas, estates and streets. It is opinion, not verified fact. Ratings and comments reflect what individual contributors experienced at a particular time.

Do not treat Setwl as a substitute for visiting an area, asking around, or doing your own checks before you pay rent, agreement, commission or any other fee. We do not guarantee that anything on the site is accurate, current or complete.

Posting reviews

When you post, you confirm that:

You keep ownership of what you write. By posting it, you give Setwl a non-exclusive, royalty-free licence to display it on the site and in material promoting the site.

What we may remove

We may remove or edit any review, and suspend any account, where we believe it breaks these terms. In particular we remove content that names private individuals, contains personal contact details, appears to be an agent or landlord posting about their own property, or is duplicated to skew an area's rating.

We aim to remove as little as possible. The site is only useful if it is uncomfortable to read.

If a review is about your property

If you are a landlord, agent or resident and believe a review is factually false rather than merely unfavourable, email [email protected] with the area, the review, and what specifically is untrue. We will look at it. We will not remove a review simply because it is negative.

Street Pulse

Street Pulse — which used to be called Rain Check — lets residents report what is happening on their street right now: whether there is light, what the road is like, and what the weather is doing.

These reports are submitted by members of the public and are not a weather service, a flood warning system, or an emergency service. That applies to the road and power reports as much as the weather ones: they are not traffic information and they are not word from any utility. Never rely on them for decisions about your safety.

Each report drops out of the live view once it passes its own window — 12 hours for power, 24 hours for the road, 45 minutes for the weather — so an area showing nothing is not an area where nothing is happening. The counts and percentages on the Pulse Map are worked out from what people sent in, and nothing more.

Watching an area

You can follow an area with one tap, and unfollow it whenever you like. The list of areas you watch is yours alone. If you give an email address you can also opt in to an email about those areas — at most about one a week — and every one of them carries a one-click unsubscribe. We do not sign you up for it automatically, and we may change or stop it like any other feature.

Rent information

Rent ranges are self-reported by contributors and are neither offers nor valuations. Actual rent depends on the property, the landlord and the moment.

Availability

Setwl is provided as it is, free of charge. We do not promise it will always be available or error-free, and we may change or withdraw features.

Liability

To the fullest extent the law allows, Setwl is not liable for any loss arising from decisions you make based on content on the site, including decisions about where to live or what to pay. Nothing here limits liability that cannot lawfully be limited.

Governing law

These terms are governed by the laws of the Federal Republic of Nigeria.
